1. Why does Malta need more housing?

Saratoga County experiences consistent population growth annually, contrasting the negative trends seen across New York State. While this growth is positive for economic development, it's crucial to ensure housing supply keeps pace. Shortages result in increased pressure on existing housing costs, reducing disposable income and economic mobility, hindering future economic opportunities.

2. When you reference 'mixed income' or 'attainable' housing, does this mean Section 8 housing projects?

No. Our focus is on providing housing for demographics like essential workers such as teachers, nurses, service industry employees, and technicians at companies like GlobalFoundries. We aim to prevent situations seen in other local markets where employees are priced out of living near their workplace, leading to lengthy commutes and/or making it increasingly difficult for companies to hire. 

3. Will you perform a traffic study to understand the impact on Route 9?

Yes, we plan to conduct a traffic study to understand the impact to Route 9.  Traffic calming measures are important along this corridor and while we understand there are on-going discussions about creating a roundabout at Cramer Road, we will work the the Town to consider addtiional measures for the safety of pedestrians and vehicular traffic.

4. Are you responsible for closing the Albany-Saratoga Speedway?

No. The Speedway owner brought the property to a broker for sale as raw land, intending for it to become a residential development. While our project marks the end of the Speedway, we aim to honor its history within our development, preserving the memories created over the past 60 years.

5. How is this project different from other planned housing developments in the area?

Our initial focus is on providing attainable housing options for the average consumer, unlike many other projects in the market that focus solely on luxury market-rate housing. Additionally, our project includes a retail component that will be catalytic for the growth along the Route 9 North corridor. 

6. Is the project intended to deliver all proposed density at once?

No. This multi-phase project is in early stages, making it difficult to depict how phasing will evolve. However, we do know that multiple phases are necessary. 

7. Why does this project require a Planned Development District (PDD)?

The current zoning doesn't align with the proposed use. However, the Malta 2023 Comprehensive Plan envisions the Route 9 North corridor for mixed-use development. Obtaining a PDD is the most efficient means to achieve these objectives.
